A Commitment to Protecting Clients — Not Chasing Commissions

PadsAbroad Ltd, founded in 2015, was built on a foundation of trust, transparency, and long-term client protection.
However, the company’s roots go back much further.
I, Ramy Kamel, entered the Hurghada real estate market in 2008, when the area was still an emerging “virgin market” — full of potential but also exposed to major risks.

From the beginning, my focus has been to protect investors, educate buyers, and work only with legitimate developers.
Our philosophy is simple:
Protect the client before profit
Sell only legally sound projects
Build long-term reputation, not short-term income

When Hurghada’s Market Was Still “Virgin”

When I started in 2008, Hurghada had very few touristic developments.
This lack of regulation opened the door for fraudulent companies and agents to take advantage of both local and foreign investors.

One of the biggest scandals involved a British company called World Wide Destination, which partnered with Al Riad Company, owned by Yasser Ibrahim (later imprisoned and deceased).
Al Riad was one of Hurghada’s most active names, developing multiple projects — until the truth surfaced.

What Really Happened — And What Buyers Must Learn

In 2011, while serving as Sales Director at Florenza Khamsin, I discovered that Al Riad had sold ten units without the approval of the project’s landowner, E.I.T.C.
I submitted the evidence to E.I.T.C.’s CEO, who immediately terminated the partnership to protect his company and clients.
(E.I.T.C. remains one of Hurghada’s most respected developers today.)

Soon after, it was revealed that Al Riad had sold the same units to multiple buyers, resulting in over 150 legal cases and huge financial losses for investors.
Despite this, many agents continued promoting Al Riad’s properties — choosing commission over ethics.

Refusing the Wrong Projects — Even When Others Accepted

I warned agents and clients to stay away from Al Riad and other questionable developers.
Many ignored these warnings, drawn by cheap prices — and later lost their money.

Even today, some agents continue to resell Al Riad developments such as Desert Pearl in Al Kawther, despite knowing the paperwork is corrupted.

That is why PadsAbroad Ltd refuses to list or promote any project with unclear ownership, legal risks, or unethical management.
Over the years, history has shown that every project we rejected was either never completed or ended in investor losses.

Integrity Over Commission

Below are examples of projects we refused to sell due to risk, missing documents, or developer misconduct:

Most of these developments were never completed, and buyers never recovered their funds.

While others chased commissions, we chose ethics, transparency, and long-term trust — building a reputation that continues to stand strong after 17 years in the market.

🧭 Our Message to Buyers: Be Smart, Be Careful, and Always Verify

Hurghada offers incredible opportunities for foreign buyers — but only when approached with the right due diligence.

Before buying, please remember:

  • Verify all property documents with an independent, qualified lawyer.

  • ⚠️ Choose your lawyer carefully. Some lawyers in Egypt act like corrupted agents — cooperating with dishonest developers or giving false legal assurances. Always select a truly independent lawyer who is not connected to the developer, project, or agent you are dealing with.

  • Check the developer’s reputation, history, and completed work.

  • Avoid unrealistically low prices — they’re warning signs, not deals.

  • Work only with licensed, experienced real estate agencies (at least 10–12 years in the market).

  • ⚠️ If you discover even one lie or inconsistency — stop immediately.

Many failed projects reappear under new names or with new marketing agents to mislead buyers again.
